Design Considerations

There is more to designing and building an extension than simply putting lines on a sheet of paper. At Prestige we pride ourselves in the effort that we put in to designing to our clients brief but with consideration for a great number of key factors which we know are important from our years of experience.

  1. Client – The most important person of all – we want to deliver as much as possible to fulfil your brief.
  2. Budget – What is the point of designing a wonderful scheme if the client’s budget or local house prices won’t permit.
  3. Planners -We cannot make the planning decision ourselves, but will do all we can to satisfy planning criteria.
  4. Building Control – We must design a project which CAN be built. No good looking pretty if it won’t work or is too complicated.
  5. Light – Whichever way the property faces, we want to maximise the amount of light in our design, we all crave this factor.
  6. Logistics – Will our client be living in the property while building is carried out? If so we should programme accordingly.
  7. Simplicity – We use the philosophy “If it isn’t broken, don’t mend it!” – thus saving unnecessary costs and disruption.
  8. Re-sale Value – We must consider local property prices to avoid designing a property which would be out of context.
  9. Re-sale Appeal – We always design in ‘kerbside appeal’ as well as internal ‘wow factors’.
  10. Timing – We want to deliver the best result ON TIME for our clients- this may influence design concepts.
  11. Drainage – We must check out drain runs and ownerships to ensure that we can build over or near existing drain runs.
  12. Insulation – Let us design a property that is so efficient it will cost less to run than the existing house in many cases.
  13. Sustainability – In these modern times, we want to show you how to economically incorporate sustainable features.

Corner plot maximisation (Hemel)

A large detached house on a large corner plot was crying out to have a development approved to maximise its value. Planning permission was obtained for a pair of semi-detached houses on the available land whilst retaining a good family garden for the original detached property.

A detached house on a corner plot with a long rear garden received planning permission to add a pair of attractive semi-detached homes in the rear of the plot. These have now been built and sold by a developer we introduced.

This detached ‘L’ shaped house from a previous barn conversion received planning approval for an extra wing to create a large family home.
